The average home in the UK has a floor area of 85 m2 with an average of 16.3 m2 per room (5.2 rooms). Let’s say you build a garden room of 16.3 m2, this would increase the size of your home to 101.3 m2, an increase of 19%.

A good quality, well designed garden room can also increase property viewings. It is sometimes the added extras that entice home buyers to close a sale. A garden room would likely be more appealing to a business owner who works from home, a fitness enthusiast who works out at home or a hobbyist needing a quiet space. This could increase your chances of selling your property and receiving a sum closer to your asking price.

It is important though, that any garden room is of a high quality. A poor quality garden room may have the opposite effect of deterring property viewings.
